Arada awards AED 2.7bn construction contracts to deliver Masaar 2, its second forest-themed residential development located in the Rowdat district of Sharjah. The contract package covers integrated construction, infrastructure and design works for the 10.5 million sq ft master-planned community. 

The scope includes the development of 1,997 homes spread across four phases, along with site preparation, roads, utilities and public spaces. Arada has appointed multiple UAE-based contractors and specialist consultancies to build properties for sale in Masaar, covering residential construction, infrastructure delivery, design and project supervision. 

The awards mark a key construction milestone for Masaar 2, with development activities progressing across the entire site under a phased delivery programme.

Construction Scope, Contractors and Delivery Timeline

Arada Masaar 2 construction contracts are now underway, marking a major step in delivering the 10.5 million sq ft masterplan in Sharjah’s Rowdat district. This AED 2.7bn Masaar construction contracts cover the full development of 1,997 homes across four phases, alongside infrastructure, site preparation and public spaces.

Main contractors:

  • Intermass, which is responsible for phases 1, 3 and 4
  • Pivot Engineering & General Contracting, which is responsible for phase 2

Both firms have previously contributed to projects within the original Masaar masterplan, bringing experience and familiarity with the development’s standards.

  • Infrastructure scope includes roads, utilities, landscaping and public amenities
  • Enabling works has already completed, providing a foundation for phased construction

Delivery milestones:

  • First handovers scheduled for 2027
  • Full project completion expected by June 2028

Design Consultants, Infrastructure Works and Masaar Context

Since Arada awarded AED 2.7bn construction contracts to deliver Masaar 2, it has brought together a team of leading design and consultancy firms to oversee all aspects of the project.

Design and master planning:

Infrastructure design and supervision:

  • Parsons Overseas Limited for infrastructure design and oversight
  • DAR for full supervision consultancy through project completion in 2028

The development includes key infrastructure and amenities such as a swimmable forest lagoon and wellness-focused facilities, all integrated within the 10.5 million sq ft masterplan. Enabling works have already been completed, laying the groundwork for residential and public space development.

Masaar 2 forms part of Arada’s broader forest-themed community series. The first phase, Masaar 1, includes 3,000 homes, half of which have been handed over along with completed amenities. Masaar 2, launched in February 2025, sold out within hours, generating AED 5.6bn in transactions, highlighting continued demand in Sharjah’s residential market. 

In September 2025, Arada also launched Masaar 3, the largest masterplan in the series, comprising 4,000 homes across eight phases.

This combination of experienced consultants and a phased delivery schedule positions Masaar 2 as a well-planned and carefully supervised community within the Masaar series.
